Haus mit Dachboden?

First of all, I would like ot apologize for writing in English, as my German writing skills are not so good. If you could respond in German, it would be fine for me. Thanks.

I have the opportunity to buy a newly built House with Attic ("Dachboden" ?) in Switzerland.

The House looks perfect for us (location/ Built/ Area/ Others), except that it has a closed Attic. The Attic can only be used a storage area, with a pull-down ladder and a door.

Since I have no experience of living in such a house, I would request you to advise on the advantages and disadvantages of such an Attic. Does it require special maintenance/ renovation over the years? Any particular thing which I should watch out for?

We love this House, and hope to buy it.

are you able to stand there or is it not high enough for that between floor and top of the roof?

If the height is too small it is only a storage room and then you should have a look twice a year (is everything dry, are there any changes in the materials, are there any mouses and so on). That`s it.

I know such attics from Germany. But there is it not a storage, but a reserve for later times to have more rooms, if needed. And the height is normal not reduced.

Kannst Du dort stehen oder reicht die Höhe dafür nicht aus? Wenn die Höhe nicht reicht, ist es ein Lagerraum und dann solltest Du zweimal im Jahr nachschauen, ob dort alles trocken ist, ob die Materialien noch in Ordnung sind, ob da Mäuse sind usw. Das ist alles.

Ich kenne diese Dachböden aus Deutschland. Dort sind es meist keine Lager, sondern Ausbaureserve für später, wenn mehr Wohnfläche benötigt würde. Die Höhe ist dort meist nicht verringert.

The Architect told me that the Attic can only be used as a Storage space, and I am yet to see the attic (its being built).

Is there anything special (ventilation/ electric installation etc. ) tjhat will help to keep the Attic dry / well ventilated?

Of course, I will also ask the Architect in our next meeting, but its always good to know and be prepared.

Hi,

normally you do not need any extras or special installations for that. I ment with "dry", that there is no damage from rain (that the roof has no leaks).

Thanks for the replies so far.

I have another question.

The seller haas given me a "Grobbaubeschrieb". When I asked him for a "detaillierte baubeschrieb", he seems shocked. He talked to his Architect, and then said that they have only "Grobbauschrieb",and that they have already sold houses with these.He said that this should also be enough for me.

My bank advised strongly to go for the contact only when the "detaillierte Bauschrieb" is available.

Any feedback on this?

Tja, da hat Deine Bank völlig Recht! Du solltest selbst schockiert sein, dass man anscheinend keinen detaillierten Baubeschrieb hat, erstellen will, oder kann... und solltest zudem darauf achten, nicht über den Tisch gezogen zu werden!

Ob "Grob- oder det. Baubeschrieb", auch diese sollten zudem und zusätzlich genau geprüft werden. Dies auch in Hinblick darauf, dass sie wirklich ausgewogen und komplett, so wie techn. ausgereift sind und natürlich dem aktuellen Stand der Technik entsprächen. Was die Bank "so" wiederum nicht prüfen wird!

Since I would be buying a house for the first time , I am not aware about the difference between the two. I have the "Grobbaubeschrieb", which says, for example for a Carport:

"Decke (begehbar) in Beton 15 cm stark.Hintere Wand in Kalksandstein 1 2cm stark. Geländer auf Decke"

Earlier it is mentioned under "Grundeinleitung", that the Carport is ca. 25 m2.

In case of Detailed description, what else would be included? Sorry for my ignorance.

Can I find an example from Switzerland/Germany (the house is in Switzerland, and I am not sure if the document from Germany will be very different) somewhere on the web?

 
Hi,

in the detailed description you also can find the materials (e. g. the "Geländer auf Decke" - is it made of iron or wood or something else?). What about the materials of floors, doors, windows, wall covers, baths, kitchen and so on? Different materials have different prices and if there is nothing detailed mentioned, you get the cheapest one...

Das Haus steht offenbar ja schon ... Der Grobbaubeschrieb scheint detailliert genug zu sein. Wichtig wäre eine Begehung mit einem Fachmann, sowie Unterlagen zum Bauabschluss und zu allfälligen Mängelbehebungen, ob es eventuell noch Garantie der Unternehmer gibt, und die Serviceunterlagen zur Haustechnik, sowie eine Abrechnung aller Nebenkosten.

Ferner würde ich einen Grundbuchauszug sehen wollen (Dienstbarkeiten?)

I think I forgot to mention that the house is mostly complete.

The building is mostly finished. The structure of the house is ready.

The builder now has to complete the driveway, the garden, the painting from outside; and the kitchen , electrical, sanitary fittings, tiles, final painting, etc.

The Builder said he has sent me the "Grundbuchauszug" today. I hope to receive it tomorrow/ Monday.
